Bad credit ok. We have of the best HOUSES FOR RENT in the INLAND EMPIRE Most of our houses have been remodeled with new cabinets, granite counters, central heat and air, Tile and Laminate flooring, etc.Our houses are NOT in foreclosure. 

Do I have to have perfect credit?
No. We will work with most credit problems including foreclosure, bankruptcies, etc. We will not accept evictions.

Is there an application fee and do you run our credit? 
Yes, but WE DO NOT CHARGE SCREENING / APPLICATION FEE UNTIL YOU'RE ALMOST APPROVED! The fee is $27 per each person 18 years and older that will be living at the property. We run credit history, evictions and background checks. Every person 18 years and older must fill out an application.    

How do I pay for the application fee?
Cash, cashier's checks, money orders and credit cards. We do not accept personal checks.

What are the income requirements?
It depends. We will look at your overall situation, income, debt, etc. to determine if you would qualify and afford the rental. We will only consider income that can be verified. We require 4-7 years
of job history. We look for job stability and ability to pay the rent.

Can I use a co-signer?
Yes. Keep in mind that the co-signer must be able to afford the rent and will need to fill out our application and must be approved first.

How long does it take to get approved?
24-72 hrs. It may take longer if your application was not complete or when we are unable to receive verification of every item in your application.

Do you pay for a gardener?

No. Landscaping maintenance is the responsibility of the tenant unless negotiated otherwise at the time of the lease. 
What utilities are included in the rent?
None. Our rents are below market rent for the quality homes we offer, the tenant is responsible to pay for the utilities.

Can I rent the home for only a few months?
No. We rent our home for a minimum of 1 to 2 years.

Is your home in foreclosure?
No. Tenants are often some of the last people to find out the house they are renting is going into foreclosure. The landlord often withholds this information, fearing that, if the renters knew of the pending legal action against the property, they would stop paying rent, and the landlord would not have this money to rely on if he is attempting to save the home or just use the money to move on with his family's life after the process has ended. Our rentals are not in foreclosure, we offer quality homes and professional management.

Can I have other people live with me?
No. You cannot have room mates or other persons not listed in the lease live with you. Everyone must be listed in the lease, you can request to add additional persons to the lease, but you cannot sub lease. They will have to fill out an application and will need to be approved before they
can move in.

I have pets, will this be a problem?
It depends. If your pet(s) are accepted there will be an additional pet fee required. Certain pets are not allowed by our insurance. Your pets can not be a nuisance to your neighbors and must comply with local city ordinances.

When is your rent due?
On the 1st of each month. There no grace periods for rents and it must be received on time.

I own several cars is that a problem? 
All vehicles must have current registrations and must be in good working order. You can only park your vehicles in the garage or drive way. Parking on the streets if allowed it must comply with local city ordinances.

Do I have to have renters insurance?
No. We strongly recommend having it to protect your belongings.
